For SFR, I recommend aiming for 250$/mo net on a financed SFR, in good condition, with a purchase price between 50-75k.

Now I want to  create more ways to monetize and scale all my vacation rentals.

If you do not allow them, you lose out to half the renters in the market or the renters will just get a fake prescription for an emotional support animal and you'll be forced to allow the animal but not allowed to monetize it.Instead of rejecting animals, figure out how to protect yourself while monetizing it.Personally, about 1/3 of my rentals allow animals and we rarely have a problem that's not covered by the security deposit.

You could find a creative side hustle monetizing a passion/strength of yours, or just pick up a traditional summer job.

Monetizing this will take time and a substantial investment if you are looking to build a foundation for a profitable business.All the best to you!

Just as Im asking this question, Im thinking make everyone contractor (thats one thing I have learnt from our friends at Uber/Lyft) lolThose are too many questions, I would be happy to meet you guys any weekend, drive to you, volunteer for you (wax on wax off lol from karate kid) for your time while I pick your brain some more.If you guys are not camera shy, I would say go for a Youtube channel documenting the whole process, turn monetization on and you might end up making some money , given the lack of such content.

Pick a skill you have and a passion you have and find a way to monetize your talents!

You might want to reframe that goal to say like " Generate $5,000/mo net cash flow and I have 500k liquid."
