My last three commercial purchases all crapped the bed somewhere between inspections and closing because the sellers were a little too big for their britches.

I would use it as a negotiation point during inspections 

One thing to note is that property taxes are much higher, and the city enforces rental inspections more than any other market I am aware of.Having owned 100 unit rental portfolio's previously in numerous states, I think that DSM, and suburbs have incredible upside, but the key is management.

And then what do I do if a potential buyer wants to go see the house during inspection time, what do I do or what do I tell the seller? 

Properties in West Hartford, Avon, Simsbury, Farmington and to some extend Bloomfield are going for $100,000 + over asking price with 5 -10 offers within 24 hours of an open house with all offers having NO contingencies, no inspections, and the majority all cash so no financing.  

I’m wondering, when a house is purchased there would be an inspection but what is the equivalent for a condo?

Then they need to get cleaners lined up (and they often have several units turning over at the same time, so that takes a few days) and have to do inspections and then fix things.

When I called them and asked for specifics as to what was wrong, the LIED about it and made something up when they never even inspected the dishwasher.Needless to say I moved my properties, but the Specialized brand is forever ruined for me and I would stay away.  

How often do you inspect your properties, and what do you look for?
