There are million things that will happen in the next 4 yrs, some good , some bad, so it's risky to assume those numbers go as planned. 

@Charles Kao Yes they have signed leases till next 5 years so no need to renegotiate the rents... couple of Tenants have extensions after 5 yrs term...

It's been empty for yrs.

List price: 130000 (25% down over 25 or 30 yrs) Annual rent: 40$/acre x 160 acres =6400$Annual taxes: 800$Vacancy: not sure it'll ever be vacantLease would be paid upfront before growing season and generally on a multi year term with built in increases. 

However all of the doors are less than 3 yrs old and has dead bolt locks in it.

We are each bringing $75K to the table and each of us has 10+ yrs in RE experience.  

@Pete BarrowThe market we live in (Chilliwack) used to be affordable, as of the last 2-3 yrs things have really taken off and purchasing any rental properties in our area simply do not make sense, that is unless you are putting down a very large down payment to bring mortgage costs down... but we have recently noticed things have started to cool off and pricing is taking a bit of a correction.

The main problem for the bank is that my base income is low-ish (I'm in a salary+commission job) and I dont have 2 yrs of history in this job for them to go on.
