I as the seller definitely don't want that headache if I have to foreclose (or just simply want to drive by and check up on the property).Is there a clause that says you must get an appraisal done when you make the substitution, and it must appraise for x% of the loan amount?

As @Ellis San Jose points out, it makes sense when it fits the situation, however I wouldn't lead with any term that implied that I, as seller, am going to get something I don't want. 80% of the job is to immediately vet (weed out) unrealistic, unmotivated sellers before you've invested more than five (5) minutes time with them.
