Detroit has a great price-to-rent ratio, low cost of entry, high percentage of renters, a growing economy, and plenty of short flights there to and from NYC if/when I need to visit. 

If Florida is really a vacation rental gold mine, we'd consider it, but the plane flight is starting to get pretty long with kids.

I know you live on the west coast - just my unsolicited 2 cents but might be worth the cost of a flight and a night or two in an airbnb or hotel or whatever you're comfortable with to drive around if you're not familiar with the city/suburbs.

Basically I lack the knowledge and am overly cautious, plus this property is next to my favorite hang gliding site Lookout mountain flight park so I need to always keep it!

Whichever the market I end up going with I live in Argentina, this means a minimum of 12 hrs flight with connections and a couple of thousand dollars for each trip I make!

I prefer to drive because the flights from NY to Dayton are expensive and the airport hassle is more than I want to deal with.
