The stress involved in dropping a big deposit is such a PITA.

So after being laid off a few times in the last 8 years I decided to get back into investing but this time focusing on buy and hold multi family real estate so that I could built wealth that could help me retire my wife who just had a long battle with cancer and survived , but is now back to work, and I want to give her a relaxing life free of all the stress of the world (by the way did I mention she is also in the mortgage lending field) so that explains the urgency to retire her from w-2 work ! 

We’ve tried off-site laundry, but our sheets get mixed up and replaced with lower-quality ones, so we prefer on-site washing.Currently, our cleaners have about four hours between guests to process 6–8 loads, but the dryer is the bottleneck at 1.5 hours per load.

Stressed with lots to figure out in terms of getting systems in place and making repairs with not much time to get everything done, but I'm confident in the deal.  

This allows investors to get into the market at way lower price points.

I can't imagine the stress that must come at the end of the semester, especially the spring semester, when students finish up their studies and move out, in unison.

To Chris' point, you can find lower options if you handle some of the management responsibilities.

. #2 many private/hard money lenders will consider furnishings if the deal, including the furnishings, falls into their deal box.Believe it or not, it might be easier to include the furnishings in the deal with a significantly lower down payment if there is other rehab work to be done.

This often means a smaller down payment and lower monthly payments compared to a traditional bank loan, especially since the seller may not be tied to the high interest rates banks are offering.Another option is a land loan from a local credit union or bank.
