The reason is things have to be perfect to go correctly.When a buyer instead is dropping 50% or more down some of the lenders (look the other way) and are loose on underwriting.

As a smaller investor using my own cash, I was less bound by those constraints so I just started foreclosure, got into an agreement, and have since been collecting several hundred dollars per month.

I didn't loose the forest through the trees but the trees are important in investing and lend credibility to the story. 

With enough elbow grease I'm sure it can be knocked loose. 

I would tend to agree that we will see some issues with multi-family loosing occupancy.

Not to mention the fact that the dog might get loose and run into the road, or get injured somehow.

I am having trouble on the calculating side figuring if I can use the money back from the finance to make more than I am loosing with the .50% extra rate.

I really want to but a house ASAP because I feel like I'm just loosing money..

I am thinking to be safe and not even think about this until I close and everything is in order but I may loose out on this tenant.
