I'll actually spend time in the markets that I'm consider and literally just network with other investors and seek out people who are knowledgeable about the market.That said, some of the data sources I like when looking at rental areas:census.govcity-data.comzillow.comzilpy.comLocal chamber of commerce sites - can provide information about business/job/wage growthLocal real estate associations (members of NAR) - can provide information about local housing stats, housing supply, etc.

You literally had to go out of your way to break even, much less lose money. 

The lease states: Landlord agrees to make all necessary repairs to structural portions of the Premises, including the roof, exterior walls, foundation, and exterior sewer line.When preforming agreed upon repairs all the toilets were flushing and operating, not clogging.The tenant has been occupying the building for two months and emailed me yesterday saying that all the toilets were clogging.

Once you pay that mortgage each month, the accrued interest goes to zero for that month in essence.I just did a cash out refinance on a rental house using a DSCR product, literally closed yesterday, so 15 days of interest was due on top of the principal. 

(So I could literally pay someone else to do everything, but then maybe I only break even so I still don’t do it. .)

I have a business partner who literally has a butler at his condo STR in the Philippines and people absolutely love it. 

It MIGHT add some value, but you’re flushing most of that money in an attempt to buy happiness. 

And, as mentioned after 3 years you bring up 3 years with no increases and rents closer to $2,400/$2,600/whatever market rent is  You’re literally factoring in deflation of rents.

I've always believed that there is nothing wrong with being a "copy cat" as long as you copy the "right cat" 🐱What prompted my question is just recently we had a local competitor literally use the same design and layout for their website as our own.And not the first time something like this has happened over the years and personally, I find it quite endearing 😘Would love your thoughts?
