The mismanaged ones have proven to be more difficult for me because all of my tenants have been so great to work with and the ones in the mismanaged properties have been allowed to run amuck for long periods of time and give push back once there’s rules and expectations in place and tend to become more needy as they try to figure out their new position on the totem pole.

I would recommend spending time and money networking with more experienced investors, building a thought leadership platform, and doing a ton of self education.

I'm not so sure leadership is important.

Being new, you will want to be surrounded by good leadership that provides some decent training and guidance. 

If you get in front of a deal you cant hesitate if it meets your standards for condition, cash flow, etc.Mankato is an expanding town, with good leadership and good prospects for jobs, etc., which all take a lot of sweat off the brow for landlords, but that comes with a hot real estate market which drives prices up.Good Luck.
