@Caleb Mclamb When tagging someone, type the @ symbol and the first 3-4 letters of their user name, then look in the lower left corner of the "Post a Reply" box. 

However, if a tenant has been a good tenant and everything else was in good shape when they left, except for a broken hand rail, then I feel I've hit the jack pot!

I care more that the GP has to "eat their own cooking" and share in any downside, than if they have, what in most cases, is some symbolic portion of their net worth in the deal.
