I am considering this because it is seller finance, low out of pocket and it would get me in a market that is expanding rapidly.

Could always buy it on a DSCR loan at like 6.25% and cover the renovation out-of-pocket.

I actually have two options for this property: 1) Rent out the existing 25 storage units AND rent out the building plus add the 25 additional units out of pocket.OR 2) Rent out the existing 25 storage units and added the 25 additional units out of pocket to rent them out BUT keep the metal building for my GC business to where we have offices and storage for building materials.

In terms of finding good deals, you can connect with other local investors and realtors who can give you the scoop on pocket listings, off market deals, typical cap rates, and comps.

You need to refinance into a DSCR Loan, Conventional lenders do not allow you to vest in an LLC.Bigger Pockets is a great place to find DSCR lenders.

OR make the downpayment from out of pocket and refi later when interest rates go down ?
