I can't speak to other parts of Ohio, but it's not the gravy train around here you may be hearing. 

Its all over the internet, so easy to find. 

And doing it on the internet is crazy.. granted some good CpAs have chimed in.. but you need to spend some money and get these answers from an attorney who specializes in these and then a CPA who understands how to set this up as well.at least IMHO.. pay for top notch advice it will be worth it in the long run. 

It does take some training to become proficient but seems to be the most widely accepted.

Plus there is a community college and train station less than 5 minutes away.

A mixed use zone can be a good transition between residential and commercial.Impact - My wife used to live in a dorm with a high speed train going by every couple hours.

The high-speed rail ride to Miami will have sign along trains to her next concert.

And I agree with that statement. your second comment on Collusion is not cool and is illegal.. that's all I was pointing out.. you never stated you did this personally and you would be foolish to do so on the internet :).And there are TON of beginners here on BP they read your post the next thing you know there down at the sale trying to collude thinking its easy money ..
