As far as a contract on the property you can use any contract and in the financing section just insert about seller financing and the terms. 

So if you want a wall & a window, you just draw a line with the wall tool & insert a window.

So they are making the FHA appraiser who already cleared the house insert items from a two month old inspection report a day before closing so that we HAVE to do all these repairs.There has got to be something fishy and/or illegal going on here.

The reasons as a) you can't inspect or insert any financing or inspection contingencies and have to use their basic sales contract b) online auctions are suspect and might not result in your  getting the best deal since the bank always is allowed to bid up the price up until bid close, resulting in you bidding against computer-generated bids that artificially raise the price, when there is no real competition. c) auction fees on top of normal closing costs.
