They either didn't have a design person on staff, or they wanted to design it for me and do all the work (can't use my own contractors).I'm trying to find someone I can pay to come and tell me what to do to a home to bring it up to date.

To play devil's advocate a bit, the disadvantages may be (1) keeping the integrated team busy, having enough in the pipeline to fully utilize your staff and run efficiently all the time, and (2) when the market goes south, and it will, if you employ a lot of people, it's really hard to downsize quickly enough to stay efficient.

I should mention that I was laid of as a Junior staff accountant recently, and while I don't have experience investing in real estate, I do have experience in real estate accounting for various multifamily properties which were owned by my old firm's clients.
