However, this area does have a growing population adjacent and high forecasted median income growth.

As a matter of fact, they have every other advantage, except maybe that my slow growth allows me a maintainable overhead compared to theirs.   

Then we'll just see stagflation and very slow growth.

I would agree with @Jay Thomas that all 3 cities and the other big cities in Texas are all experiencing growth in both urban and suburban areas.
