Hello Everyone, First and foremost, thank you to Biggerpockets and thank you to all the people in these forums for providing the immense value you do. 

It's a one horned African water buffalo. 

I went ahead and added a second washer /dryer hook up (and appliances in my case) for a duplex I will be renting out and the difference it made in applicants was immense.  

I have a multi family I purchased that is being renovated currently and hold an immense amounto f conviction I do not want to have my tenants putting a satellite on my building.

Any advice you have would be immensely appreciated!

You've got the capitol already so you can take a deal down as soon as you want to, so the decision is going to be the difficult part, so prior to even looking taking the time to define what a good deal or what a good return is for you, will help you immensely when it comes time to pull the trigger.  

That will help you immensely with your next steps.

If this was your third, or even you second, you would have an immense amount of knowledge that you won’t have on your first- Your cash on cash sounds good but there will be a high level of ongoing maintenance when you have that many people living in that size house.
