I look for cashflow to service the debt, repairs, cap ex, taxes, and insurance while the equity grows, my taxes are decreased, and rents are increased to make more cashflow. 

Here's the breakdown of rental income and expense analysis:1.Annual Gross Income: $25,800 (Monthly rent of $2,150 x 12)2.Annual Expenses: $25,800 * 0.40 = $10,3203.Annual NOI: $25,800 - $10,320 = $15,4804.Annual Debt Service: $10,680 (Calculated previously using a mortgage calculator with a loan of $131,775, 7.25% interest, and a 30-year term)5.DSCR: $15,480 / $10,680 = 1.45 (approximately)

A service is provided, you must pay for it, period.

Now that the 3rd one is on the fritz they’re 8 weeks into waiting for service under the warranty.

@Gary FloringWhy not simply use that $1000/mth to prepay the principal on the mortgage, rather than use a portion of it to service additional interest on an LoC?

If you find someone that seems to know a lot of people needing your services, wouldn’t it make sense to focus more resources on them?

I'm an investor and co-host in Dallas, TX--- and that's where I live. 

For families with kids that don't have D+, providing it likely doesn't move the needle because it's not important enough for them to already be subscribed.I think providing streaming services (that require login) can have huge downsides if the service gets logged out. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

One solution could be a Debt Service Coverage Ratio (DSCR) loan.
