I have googled and found a few law firms that actually seem to specialize in this and have listings of houses that are about to go to auction or already have bids that will be granted before the date someone can offer a higher bid.

For the Canada to US issue, reach out to Daniel Foch who co-hosts the Canadian Real Estate Investor show with Nick Hill.But this statement - "first small deal and get some positive cash flow" - is troubling because you may get enticed into a cash flow market with this thinking.

I think hospitality, and unfortunately the majority of the STR market is hosts who don't.

Always be respectful but firm. 

However, office vacancy rates are still expected to peak in mid-2025 at 19.8%.Smaller companies are stabilizing and shifting toward expansion, while 58% of larger firms continue downsizing.

I highly recommend joining local investment groups (Facebook is great for that) and attending local meetups, such as the ones hosted by @David RamirezI'd be happy to connect with you as well!
