We are winning on the "hidden gems" that have been passed over for months.

Those are cases where the assessed value is well below the true value.Other risks are fire, building collapse or demolition (that is a real risk in Baltimore) bankruptcy, IRS liens, condition of the property, the hidden costs and not knowing the rules.

Again, just a guess, but $150k would be a start if there was absolutely no rehab costs and no deferred maintainance.Closing costs seem high, but I have not purchased a multi yet, so maybe I am wrong.Maybe Account Closed can correct my guesses.Is there any hidden value that can increase the income?

This is an older house, they usually comes with hidden problems.

If you feel confident there are not too many hidden issues remove the inspection contingency.  

Can you easily get up in the attic to make sure there isn't hidden mold growth or unknown issues?

Musty odors could be hidden leaks. - Look at the condition of major items like siding and roof.
