The only hiccup is that they have to have Sec. 42 housing available to get tax credits and preserve a bunch of the building to get the historic tax credits.

So, it looks like this:Selling price: $135KCommissions: $8KCosts: $2KRehab $10KInterest: $3KReturn initial investment: $96K (loan payoff is a big chunk of this)Net profit: $16KYou'll have some additional costs in there, such as utilities and HOA dues.Not too bad of a deal, though the numbers are so small any big hiccup on the rehab will really hurt.
