please tell me how a seller felt they had the legal grounds to sue you, so im educated for the future?

Good general contractors, particularly  those who build ground up must have financial means to advance projects outside of merely relying on your bank draws  and construction knowledge.

The city is looking at allowing more ADU's and loves ground up or major renovation developers. 

As I will not be living in the area it is imperative that I have a solid and active team on the ground, and I'm looking to connect with folks who have a deep understanding of the area and would like to do work together. 

In LA, it can range from 90k-180k depending on who you ask for a ground up ADU.

If so they can get a ground up financing and use that cash on the down payment, as ground up financing can finance some of purchase and most of construction costs (on a withdrawal basis)

If someone is staying for  a year, I am going to need back ground checks, signed lease, the whole nine yards. 

You'll never get off the ground if you don't just do it.

I did demolition for a single family home builder who used to do septic and well and they said they were transitioning everything to public utilities only and we tore down 3 homes they built 15 years ago that were on a ground lease. that was in columbus ohio but I couldn't believe it. your property values will be lower than traditional 

He also required a double ground at unit even though there was a double ground at the drop (I believe he was incorrect wanting this but it was not hard to provide).
