When you elect to move to a new property, you simply keep the current one and transform to a full rental.

Since I'm genuinely baffled by some of your responses i feel the need to defend myself a little. i used a large company in a large metro area and paid over other bids because they actually promise they won't do stuff like what happened.  

Additionally, I negotiated that the seller do a new exterior paint job ($20k), $6,500 in landscaping, and $5,700 in deck work to transform the exterior to attract new quality tenants.

Likewise, the charitable foundation he created has transformed and been refined over time.

These just happen to be genuine relationships I built over years, not knowing I would get into wholesaling years later.

It all comes down to time, money, and appetite for risk in my opinion (I'd add genuine interest, but the fact that we're on a BP forum likely means you're interested in the mechanics of real estate instead of just seeing it as another investment tool). 

There has been several times where we need a few hundred thousand in unanticipated renovations, generally to transform the property into it's best and highest use.In my 21 years of Partnering, which has been a huge success, I value honesty and responsibility to be the most important part of the Partnerships.

There is got to be a genuine connection.
