I think about taking these few issues and multiplying them out times ten (that's today, and hopefully in the future 20X or 30X) and it just makes me depressed thinking about it.  

I have high confidence in future appreciation, but relying on it is certainly risky. 

I haven't done a 1031 exchange, but may in the near future and the small amount of research I have done on it seems to indicate that some qualified intermediaries only do the intermediary task (hold your money while you close on the new deal) and some try to do other tasks as well, like facilitate you finding the next deal, etc.

Generally I've found the rental market to be much slower in this area in the wintertime, so in the future I would aim to have your leases start and end sometime in the spring or summer when more students, families, etc. are moving. 

To scale, I plan to build a reliable local team, leverage 25% down payments, and use strategies like HELOCs or cash-out refinancing for future acquisitions.Good luck!
