I would say if you were to choose the first thing to focus on, it would be the KW research...you can have the coolest site but if no traffic is going to it, thats NO traffic to a cool site lolWith the right keyword research you can easily work the proper on-page seo and start pulling long tail traffic by merits of great content, direct on-page with pertinent keywordsI'd say to concentrate on low hanging fruit type of keywords with competition below 1000 in the google keyword planner and do multiple kw's that way you can pull from a variety of kws

Points are just one of the fee's lenders charge you also have junk fees .. and to stay in business as a lender no matter how you get there combination of junk fee's and points or just points or just junk fees. one needs to make 4k a file.. minimum to stay in business. so with ultra small loans just have that thought process up front know that its going to cost 4 to 5k to get the loan.. there should be enough juice in the deal to allow that .. if there is not then its no deal anyway..

I hope this is a good start to a long and fruitful journey for you, as it has been for many of the folks here.In case s/he doesn't mention it, be sure to ask your attorney about any requirements you have to register with the state and/or town as an out of state landlord.There is the nonresident landlord form at the RI secretary of state but there may be town requirements as well, and how you take title to the real estate will affect how the SoS form should be filled out (if at all).

I wanted to put in Central AC & an electric dryer plug. 100amp doesn't have enough juice to run a lot of big electrical things at once.
