Took one booking, the tenants broke contract by bringing a pet (dog hair and a bone were left behind), and Landing was not exactly pleasant to deal with in recouping security for extra cleaning and damages (dog used the ceiling fan remote as a chew toy). 

As a GC I can advise try to retain control of your finishing material orders (anything where you need to make a choice ((tile, flooring, lites, faucets, tubs)) vs. construction materials (2x4s, mortar, shingles)) because we get those discounts on the finishing items and we keep them!

I would provide the vanity, bathroom tub and shower, kitchen cabinet, flooring, and all the hard wares.

Racine has some strong issues that will take time to clean up even if Microsoft is a positive influence. 

My biggest concern with blue ridge is cleaning companies and handy man services. 

By last night and early this morning, I did suggest that they evacuate but that they could stay if they didn't have any other options (surge is my main concern, we are on the 18th floor so I don't think they will have an issue with that and we have Miami/Dade qualified hurricane protection)...BUT, I was very forthright that they would likely be without water and electricity and stuck on the 18th floor possible for some time.  

Inside is clean and obviously tenants are very neat.

I like the investment model and the platform is nice and clean and seems like they offer very nice properties.

I can give you an example in my market here in Cbus for SFH 1,200 sqft:Roof - $7k to $9k Siding - $9k Windows - $450/window labor + material Flooring - $5/sqft Paint - $3k to $4kStandard Kitchen - $7k Standard bathroom - $5k This is just a general idea from what I am seeing.
