I definitely think a lot of the things that scare most buyers away from closing a deal are no longer as terrifying especially after you have first hand experience seeing the processes and procedures involved.

@Tammy Skeath then you should be good to go, you just have to notify the tenants of what procedures they may have to do to start the service in their name etc and notify them with reasonable time, I would give them 30 days just in case.

If and when you close on the unit, there should be a procedure (state specific) where you should be able to access the records/financials of the Association which should include budgets, financials, etc.

Standard procedure is to post your state-specific notice of lease violation, and then perform a follow up inspection at the expiration of said notice, to determine if the violation is cured.
