We finished the rehab and our agent, @Elyse Corcoran  was able to find a buyer prior to list. 

I have been BRRRR-ing in Milwaukee since 2009 and while it got progressively harder to find deals the game really changed after 2020.

Sounds like you're on the right track for areas to find deals.

The place where you can add value with no money is a situation like: you find project A, it is a 120k purchase and it should need 80k rehab but you can get rehab done for 65k cause you can do some of the work and you know how to save on materials and you can manage the rehab. 

Is there a better way to find out how many existing units are there in each town, or do I need to drive to each facility and ask?

Find their marketing name and last I checked they were in the large stores in the U.S.  3.

If we can't find a solution, I think she will be OK with me adding her property under my own account, and then me paying her out monthly.

I find about 50% of those do complete.

You can shop 10 or 20 lenders in a weeks time, find out what products they offer, what rates, what overlays and qualifications they each have for you....
