Personally, if a landlord could provide snow removal and charge us via increased rent, I would be all about it (husband’s day job had him working 80 hours a week and we have very young kids so I wasn’t able to help in this area very much and he was always exhausted from work).

Then, after you've been stock piling cash because other people have been paying your mortgage, start worrying about exhausting your conventional financing options because the money is cheaper and the terms are better than anything any portfolio lender can offer.If you get to the point where conventional financing doesn't work, then go the portfolio route.

Hey BP,Contingent on a Chicago area property that’s in need of pretty major lead remediation before the city will allow tenants to occupy a couple of the units.City health inspectors have been through the structure twice and have issued an exhaustive list of items that must be fixed, including suggested methods for remediation.Closing is contingent on these items being handled by a licensed remediation/restoration firm, or at the very least having the work quoted in order to obtain a credit from the seller.So, can anyone recommend a well reviewed/reputable, licensed lead remediation firm in the Chicago area?

If your private lenders are financing others, it would be wise to verify their liquidity often, as offering 100% financing could exhaust their capital pretty quickly to other borrowers
