Some of the things I'd like it to do/keep track of:-Track purchase price, details of any loans, and current equity in the property as well as total portfolio equity-Track current and past rents for properties-Track total ROI for individual properties, as well as entire portfolio-Track expenses, be able to upload receipts, bills, etc-Track Debt service pay down, appreciation estimates, etcNOT looking for management software like Buildium, Doorloop, Appfolio, etc   Any suggestions are greatly appreciated.

Just as an example, a SFH I just bought got the rents appraised at 1900/mo,  bigger pockets suggested 1900, zillow estimates rent at 2400 and rentometer suggests 3000.

Taking a day and getting a few estimates is really the best way to understand if management is way too high or just reasonably high, and you just may find some great contractor relationships that save you $$$$ for years.

We can try to estimate the 1st number though, based upon what you've shared - $80k equity + $26k loan balance = $106k current value.You want to spend $65k more, so adding that to current $26k loan = new loan $91k$91k / $106k current value => 86% Loan-To-ValueNo lender's going to touch that!
