The evidence they provide must be from a medical professional licensed in our state and the letter must indicate the medical professional has had more than a one-time tele-health "diagnosis". 

NOTE:  there may be some tax on interest or principal on the payments--seek professional advice.Also, stress there will be no inspections or other contingencies--sell the 'peace of mind' side of the equation.You have known each other for 12 years and you established you are a great payer. 

I also have a contractors license and I am good at seeing value but I’ve never sold anything.

Hopefully, you've approved a bid they submitted, so the cost is fixed - unless they can document the need for acceptable change orders.If they are charging hourly, then, yes, they may be able to charge you more the longer it takes.Keep in mind, your PMC is unlikely to have an exterminator and other licensed contractors on staff.

I would just point out that you must make clear you are selling the interest to purchase, cannot advertise the underlying real estate (as that would require a license).

If a licensed Architect is necessary, that could be the disconnect if your first "Architect" was not licensed.

I recommend saving money to enroll in real estate licensing classes and to take the licensing exams.
