When they do, they are typically covered by insurance and settled outside of court.The odds of a landlord being sued for a large enough amount that it eats up their insurance, the equity in the investment, and their personal assets is almost non-existent.

However, I definitely recommend pictures any time a guest left damage or extra cleaning that will result in additional charges.

Basically this complex is six unit three-story and all one bedroom with 700 sq. ft. each. and street parking (no parking garage) Please let me know what additional info I need to provide to better helm me on this project.thank you

Usually companies are charging 10% on top of maintenance repairs, in addition to one months rent as a placement fee for leasing unit.

I could see how purchasing before the rehab I could have added additional equity but then I would have had to manage the purchase and rehab from out of state.

In addition to checking Airbnb monthly rates, I checked the MLS to see what monthly rents were.
