Will be far easier to purchase more property with 10% downpayments vs 20-25% for each one.Umbrella insurance isn't too expensive, $2M for $1200 per year.Just be sure to run the properties as a good business, address any concerns brought up by the insurance company (they usually do annual inspections). 

I personally think a 8% to 10% cash on cash return is hard to achieve right now.It is easier if you are talking about overall return(Cash on cash plus appreciation).I normally aim for 4% cash on cash and 4% appreciation annually.Furthermore, using financing makes it harder to achieve higher cash on cash returns because in most markets, the interest rate is higher than the rate of return.Best of luck

You can target low equity homeowners which are in foreclousure and will lose theitr house to the bank because they can't make the payment.

Lexington is good if it's over 275K they go much easier on you but I personally do the surrounding areas such as the Red River Gorge which has over 600million visitors a year and no issues with STR
