Puerto Vallarta is obviously a typical great short-term rental market and it distinguishes itself from many other short-term rental destinations by having a strong long-term renal market as well.

The key is going to be distinguishing between if they don't want to move at all or just need time to move.

I think in New England people need to accept that most towns will be pursuing a very similar max days/year strategy to distinguish between second home owners renting out their place for part of the year and professional investors chasing a fantasy of higher cash flow than traditional markets without actually doing the work needed to create a truly unique guest experience necessary to be competitive in today’s saturated marketplace. 

My advice to investors, especially rookies, is to keep everyone honest (including oneself!) 

Some of the highest grossing STR properties out here are built with STR in mind, and really distinguish themselves from more traditionally built homes in the market.
