appraisals are all over the board. in the last two years i have seen the widest discrepancy between appraised value and market price (going both ways) in all the 30 + years i have been investing. for example, we just listed a property we thought might sell for $240K (as per appraisal).

If there is a serious discrepancy then they hire an appraiser and use the value given by the appraiser.The only sure way is to measure it yourself.

They may balk, tell them they have discrepencies in the financials they provided and that you're not asking for the complete tax return, just that applicable to the property they are offering to sell.
