Owning a few long-term rentals in one LLC usually makes a lot of sense and will save you a lot of time and costs.

If you have a "professional" tenant on your hands, they'll see that from a mile away and know they can take you for a ride. 

It needs a lot of work done to it.

I'd generally steer clear of paid mentorships- with a few exceptions, there are a few good ones out there. 

If not, then you can invest in a Reg A+ or Reg CF offering or a Reg D 506b if you have a pre-existing relationship with that person.That is where I would start is determing what you can invest in.

Seems to me you might be better off structuring this as a purchase immediately with immediate transfer of title with a 300K down payment.
