He has been moving out slowly since the end of June (he was supposed to have been out by June 30th) Anyways, he handed over the keys and possession On July 7th and disconnected utilities etc that same day.

By statute, if the power has been disconnected for at least 7 consecutive days, then the landlord is entitled to consider the premises abandoned, re-take possession and rent to someone else.If he has the 14-day absence clause in his lease, and the tenant does not give notice of an absence longer than 14 days but appears to have been absent that period of time, he can re-enter to check things out and see if they are really gone or not.

Yes, I have access to their mailing addresses and tax information, and have tried skip traces, only to get disconnected phone numbers and emails that won't respond.There must be another way of getting a property owner's current and actual information (email or phone number).How have you guys been successful contacting the sellers, other than through direct mail?

One was a single woman who was a Music Therapist at the same hospital I worked at; she owned some expensive instruments and frequently left on weekends to attend different festivals; would some take (but not all) of these instruments.I told her fine; she paid for the installation; it was done professionally and she gave me the code in the event that I had to enter for a repair when she wasn't home.Ironically there's never been an issue of any break in in any of the houses where these tenants have put in security systems.They often do forget to shut these off but it's fairly easy to disconnect them after move out.Gail
