The law dictates in most areas, that the squatter is entitled to everything they had while they paid rent, or when they were a week=end guest, before they decided to stay the last 2 months.This means, that if your A/C broke, you must get it running at your expense.

If you feel good about your underwriting and aren't fudging occupancies, expenses, etc... and it shows the returns you and your investors require then I wouldn't let the going in cap dictate your decision.

It is difficult in my view to dictate a business to a location.

@Michael Needle I presume you are in SF rentals because if it was a commercial building the bank would be dictating your DSCR requirement.
