The property either has to go through the tax sale process, receivership, or some other program (donation, etc.) to have the liens abated. 

Each bedroom shouldn't need to go through the common area to exit the building4.

If I have to go through all that I should have the reward myself not give it over for 10000 +1000 !!!

This seemed to go well and I got it rented and cash flowing pretty well. 

I'm trying to go down there this Summer.

However, I would get an out of the blue phone call about once a month from someone saying that they'd put up some money if we wanted to go in on a property together.  

It has approximately $200,000 in equity and currently cash flows about $1500/mo ( we split this cash flow and equity 50/50 with my mother that is my business partner).We have 3 kids and the oldest is about to go to UTK for college.

I just don't want to go through the hassle of updating documents, filing a statement of info, etc.

I'm not saying I won't ever represent myself, but the commissions aren't relevant in the grand scheme of things to me because there's plenty of money to go around everywhere if you're doing this right.
