We're debating between a HELOC and a cash-out refinance on both houses.

I am having a raging debate with myself over selling a condo using a 1031 exchange to buy a better cash flowing property – or – refinance down from 4.625% to 3.375% to get it better cash flowing.The condo is in a very nice, expensive area but not the best for cash-flow which is less than $50/month.

We can debate whether it takes 10,000 hours for real estate business, but I think everybody gets the point.However, in my opinion, real estate is also different from other business in the sense that it has a special status, due to the fact that the government wants to encourage home ownership, and consequently sets up all kinds of programs (Fannie and Freddie, tax deduction, etc.) to make it easier and cheaper to buy houses.

I debated this on my last turn after I heard this but feel numbers don't lie but may reconsider in the future, I would just have to charge enough to make it worth my time.  

People can debate paying that or investing first but in the end it has to disappear.
