At a minimum, you need to verify their identity and their criminal record.I generally combine their income to meet my standard of 3x the rent but if there are three or more unrelated people renting together than I require each individual to make a minimum 2x the rent.

From the info I've gathered, landlords can no longer have "blanket" policies on criminal history - no more saying any positive result is an automatic fail.

The seller has the risk of the buyer not making the mtg payments and there is very little the seller can do about it.Proper state required disclosures need to be executed by the seller, otherwise the buyer has some legal/criminal liabilities.Once a sub2 is done, a short sale is no longer possible.

PS I would also recommend listing the cars for sale at what you owe on them- if you were (no offense we've all been there) stupid enough to buy them for more than what their worth someone else might be as well.
