I'll soon probably be ok with being a little less frugal  and paying for some convenience; we'll see how this goes.

If the tenant fails to correct the situation, their account is shut off but the utilities revert back into your name so there is no risk of freezing a house or some other issue.I manage 340 units and the utility company notifies us any time a tenant starts an account, closes an account, or gets behind on an account.That sounds like quite a complete, convenient service.

Unless the property appreciates significantly beyond the average 2-3% which is a gamble something like this does not seem to be a great value.ThanksPesi

In most cases, if not all cases, people who own a personal residence who then rent it out do it usually out of convenience instead of logic.

If their simply visiting grandma who had her kidney removed and is in a private room fully stable and it was just a convenient vising time for the renter, then I may decline.

For example, receptacles in a family room that are intended to serve home entertainment equipment or home office equipment may be placed in corners, may be grouped, or may be placed in a convenient location.

I can see that would be more convenient.

I am strictly buy and hold; anything I buy today has to be really appealing-not going to gamble on any dogs or overpriced queens at this stage of the market-and certainly not counting on any appreciation for the next while.
