Be prepared to be flexible.A couple of websites I like:howmoneywalks.com: Using IRS data you can see where people are moving to and from.Zillow Rental Market Stats: Gives you an idea of how rents have been trending in a certain area.Something to keep in mind: If you are putting a low down payment and expect the numbers to work, they likely won't in the beginning.

Over the past year, we’ve seen values go up anywhere from 3-6%, and with more people moving in, that trend doesn’t seem to be slowing down.

Once you get a mortgage later, that home would have to be bought personally since only people can get mortgages. 

Over 75% of US cities have a population < 10K people.

I think the future is bright for the area, many young people are moving out of the city, and Kingston is the getaway to the beautiful Catskill area.let me know if you need any help.
