While most tenants might not be in a position to purchase, getting that confirmation can still add time and complexity.

Before investing $1,500, I'd recommend checking if there is data showing potential tenants actually need/want this amenity.

I will note, that it can become more complex depending on what contracts you have on the property.  

We have good success with STR and MTR, lots of Universities here, 2 Air Force Bases, Air War College, Space Force, 3 hospitals, Amazon distribution center, Meta data facility, Hyundai manufacturing, 2nd lowest taxes in the nation.

You need to look for a Securities Attorney (not a real estate attorney)As @John Sayers mentioned, you can get ownership with a GP by doing other things, like bringing the deal, asset management, data research, etc.
