Makes a little more sense now...To answer your question, whether you buy fix and rent or buy fix and sell, you'll still want to have your core team in place (Agent, contractor, property manager, and lender if needed).

Borrower loses legal right to reinstate in about two days so, unless they are stroking a check to reinstate within two days, or a check to pay it off in the next seven days, BK would be the only thing that would guarantee a hold on a pending sale...if you can't compel them just because.

The core issue is about agency and who the agent represents during the transaction and fiduciary duty.The agent should have given you an agency disclosure form up front stating who the agent represents.Without a contract, the disclosure should have checked off "in the interest of the: [x] Seller as [x] Seller's agent."

Knowing my timeline, do you think it's feasible (and wise) to start by going hard-core into wholesaling, then build up into fix & flips (for fast profit), and then rolling all of that income into buy and holds with the BRRRR method?

Off market deal, existing MHP with 25 homes (12 POH) along with 27 RV lots (25 occupied) and a connected RV and boat storage lot with 50 spaces.Obviously not a pure play MHP but the financials are looking pretty compelling so far.Anyone have experience with this type of hybrid arrangement?
