The lower sold count year over year is also directly proportional to supply, so that's another metric that I personally would not give much weight to in my consideration for an investment market

Better idea: include lawn care in the rent and just make sure your rent is increased proportionally to cover the lawn care (and make a little profit).

You might want to pay for an appraisal to have a documented value to with which to determine your depreciation --- remember not to depreciate the portion of the land value, only the proportion that is improvement.Usually cost seg's aren't that valuable with sfh.

But say I poured 100K in improvements into my unit, then you would expect that I would recapture some of those improvements in the final sale price, so it seems unfair to me that I can only deduct 100K to the proportion of the personal side sale price in calculating my gain.

So far here's what I understand needs to happen:1) Remove and dispose of pipes and machinery like the pump and filter.2) Make holes in the concrete lining so that water can drain (or even jackhammer the entire lining into pieces and bury them, not sure).3) Fill the hole with clean fill. 4) Compact the fill and get a compaction report (required for city pass inspection, and also to allow future construction on the site).Anything I'm missing?
