Options1) I have some cash buyers who are ready to acquire the property under the as-is condition2) Make basic updates to pass U&O, rent it for two years, and refinance it after to take out my investment and profit. 3) Make an update to get the maximum value from the property (Bought at $126K, as-is value $165K, and updated value $265K)The challenge that I am facing is to make the title clean faster without waiting two years so that I can take my investment out and put it into the next foreclosures.

I just drove the beaches (Pinellas) and while they are a mess still there are hundreds if not thousands of workers cleaning up. 

To invest, choose A/B class neighborhoods, target properties within 15-20 minutes of major hospitals, budget for professional cleaning, and consider financing loans or lines of credit.Good luck!

Thanks @Chris Seveney that's where I am leaning as well, keep it clean because I don't think its possible to revalue 50% assets that I buy and keep mine at same basis.

They really don't have the power or right to place any kind of lien on the property while they simply have it under contract and aren't doing any improvement to the property. 

I pictured a management company that handled rent collection, cleaning service, etc..

Pays power but water /sewer are unpaid for 2 years & accruing in my name & they won’t shut off water to an “occupied” house.

When starting we relied 100% on B2B cleaning vendors. 

How clean and safe is the neighborhood?
