I was looking for a wholesale bathroom supply place for nice bathtubs, showers, saunas, etc.  

More seasoned investors may have a slightly different opinion, but I would define a cosmetic rehab as anything involving flooring, appliances, painting, and vanities/attached items (such as  the toilet, bathtub, other components that make up a kitchen).

We even had to fill our bathtub!

I have a copper tub drain line completely fail and drain a bathtub full of water into a living room below.

It will need a bathtub or shower and a couple walls.

@John Chapman, I am considering the following for improvements/repairsRoof, tile flooring, refinish/paint cabinets, replace restrooms vanity tops, replace kitchen countertop with similar laminate type, replace outdated bathtubs, and some plumbing repairs.

I had a bath tub where the only thing holding it out of the crawl space was literally  the cast iron drain pipe.  

During inspections we found the bathtub was rusted by the drain and is leaking so that has to be replaced which will damage the tile on the walls and floors so we need to put in new tile or a tub Inclosure and at that point do I just gut it and make it nice.

Are you refinishing the bathtub or replacing it?

And whenever we bring it up to him he keeps telling us we’ll your rent is cheap so I should able to use your washer as I please.... which is a very unsanitary thing to do, and as of this week my bathtub is clog and I had a talk with him he keeps bringing the same complaints he had how we should do this and that and other problems we had before cause the rent is cheap and so you guys shouldn’t be breaking things...
