i have seen nothing but wasted money from email lists. firstly, ESPs are becoming very stringent about spam, making the inbox a near impossible place to reach.secondly, email harvesters tend to use spammy practices that make your list of x,000 become more like x0 of actual valid email addressesthirdly, people on these lists by permission are rarely interested in the offer, and more about the incentives offered. and the ones that are on without their knowledge rarely respond to offers and are more likely to report you as SPAM and never use your services.if you are offering a valuable service, another approach would be to speak with landlord associations and try to arrange to be a speaker at one of their networking events, or to have your contact send your email to their members.

Hi Jon,Hi Jon,Yep, you are right...using any type of financing (mortgage, seller carry back) inside the IRA generates that nasty UBIT.I have shown my clients how to use options and lease purchase arrangements to avoid this problem.The better choice is a self administrated solo 401k since UBIT does not apply to this type of plan.Dave

You will need to make your shifting arrangements, finding reasonable housing within appropriate neighborhoods where your kids can go to school and walk the streets securely, clear up some old debts, search for work if you are scheduling to shift far away, It gives you time to make contacts and find resources to assist you get back on your feet.

OK, so it looks like this–• I send an LOI to buyer agent• I hammer out the details with the seller/agent• I find the asignee who then puts down earnest money• buyer (asignee) gets funding• buyer completes sale with seller• I get paid (pre-arranged with asignee) fee at closing

I would simply work with them using my contacts to facilitate getting them listings & work out some sort of arrangement for compensation.
