Doing a 5+ unit deal as your first is pretty admirable; interested to know how challenging the financing was in this environment.

I admire the creativity of some of my tenants and there are several layers approval before someone gets the voucher.....one of which is that the tenant has to clearly state how many children she (or he) currently has and what their ages are as this is the big determining factor on what their voucher will be.

When you write the check every month, your check book doesn't know whether its paying good debt or bad debt, just that your account balance is reduced by $599.And one size/solution to the debt/no debt debate does not fit all people at all times.I think that it is admirable to have your personal residence debt free.

Most likely you will have to at least tweak to customize to what will work well for you and your area.Also you may consider creating a Mastermind Group as suggested in "Think n' Grow Rich" which can be as simple as selecting an imaginary council that possess attributes you admire.
