I'm not even sure "fight it out" is right, insofar as it implies there is an equal need for the parties to accommodate one another.  

Just let him know this is your first wholesale deal, and they should be accommodating! 

I'd worry that you'd have liability if something bad happened (like a fire or serious injury), and it came to light that the accommodation was not legal.

The thing is, if they don't find this out, they can't find you the best loan, so they are usually extremely accommodating about answering these questions.

They are not without their quirks with pricing but can be accommodating if you make a case for a lower market value than perhaps what they initial thought or received from the vendor which delivered the evaluation.
